ABOUT THE RENTAL

There are no parking spaces available for rent, but we are actively exploring options for a shared mobility car programme for The Pulse. We expect to be able to provide more details on this soon.

Unfortunately, it is not permitted to rent the properties with flatmates. Properties are only rented to single persons, cohabiting couples and families.

No, this is prohibited. Please note that this may result in the immediate termination of your tenancy agreement and a substantial fine.

Pets are generally not permitted at The Pulse. This provision is included in the tenancy agreement to ensure the quality of life and living comfort for all residents, and to prevent potential nuisance or damage. In exceptional cases, the landlord may grant written permission to keep a pet, provided that this has been requested in advance and the animal does not cause any nuisance. Please contact the landlord in good time, preferably before signing the tenancy agreement.

The Pulse offers a special covered bicycle parking facility for residents’ bicycles, allowing you to park easily and securely. A separate bicycle parking facility is available on site for visitors. Please note that extra-large bicycles, such as fat bikes and cargo bikes, must be parked at the general bicycle parking facility on the east side of the building.

There are no charging points available for electric bicycles.

The Pulse has an enclosed terrace on the 8th floor. Residents of the residential tower have exclusive access to the terrace.

The courtyard garden at Florence Pricehof, south of The Pulse, will be constructed once the developments next to The Pulse are complete. The plan is to commence work on this in 2028.

TERMS AND CONDITIONS OF RENTAL

What requirements must you meet to be eligible for a mid-range rental flat in the Pulse?

High-end segment (private sector rental properties)
The income requirement for single persons is at least 3 times the basic monthly rent and 3.5 times for joint income.
It is not possible to rent with a guarantor.

Mid-range segment (studios)

  • Your income as a single-person household must be at least 3 times the basic monthly rent, but no more than £67,366 per year (2025).
  • Your joint income must be at least 3.5 times the basic monthly rent, but no more than £89,821 per year (2025).
  • A housing permit is required for mid-range properties.
      • This permit is granted based on your income situation. After signing the tenancy agreement, you will receive a statement of approval for applying for the housing permit. You apply for the housing permit yourself via the Digital Portal of the Municipality of Amsterdam.
      • Without a housing permit, the keys cannot be handed over. If the municipality does not grant a housing permit, the tenancy agreement will be terminated.
  • Copy of ID (and residence permit if applicable)  cross out the BSN number and photo.
  • Basic Registration of Persons (BRP) with address history, not older than 3 months
  • Basic Registration of Persons (BRP) with family composition, not older than 3 months, if applicable
  • Recent income statement from the tax authorities
  • Landlord’s statement or mortgage lender’s statement, if applicable

Income from employment can be demonstrated by:

  • Recent employer’s statement, not older than 3 months
  • 3 recent payslips
  • 3 recent bank statements showing salary payments

If you are self-employed:

  • Balance sheet and profit and loss account for the two most recent financial years (e.g. annual accounts prepared by an accountant)
  • Final income tax return for the two most recent years
    Chamber of Commerce extract, no older than 3 months

If you are receiving benefits or a pension:

  • UWV or pension award
  • 1 recent benefit or pension statement
  • recent bank statement showing benefit or pension payment
  • recent annual statement

If there is any doubt about these conditions, an assessment may be made based on your personal situation.

If forged documents are submitted, Savills Asset & Property Management B.V. will report this as forgery (Article 225 of the Criminal Code) and the person concerned will be excluded from renting a property.

You rent for an indefinite period with a minimum duration of 1 year. After the first year has expired, you can terminate the lease on a monthly basis, subject to a notice period of at least 1 calendar month.

The rental agreement only becomes final after the deposit has been paid. The deposit amounts to twice the monthly rent. Refunds are made in accordance with Dutch rules and legislation.

The rental prices of the flats in The Pulse exceed the maximum limit for receiving housing benefit. This means that you are not eligible for housing benefit.
